Seminole Heights and Hyde Park: 1920s bones behind the charm
Seminole Heights was platted in 1911 as one of Tampa's first streetcar suburbs. Carrollwood and Town 'n' Country: The ranch-house wall problem
Original Carrollwood began in 1959, when developer Matt Jetton turned 310 acres of orange groves around Lake Carroll into more than 900 homes in a decade. Town 'n' Country filled in through the '60s, '70s, and '80s with concrete-block ranches west of Tampa International. The layouts share a signature: a closed kitchen, a formal dining room, and a wall between them that nobody likes anymore.
The most requested job in these neighborhoods is opening that wall. In a block ranch it's often load-bearing, so the fix is an engineered beam, with drawings signed and sealed by a Florida-licensed engineer, not a sledgehammer and optimism. Davis Islands and South Tampa: Remodeling against the 50% rule
Davis Islands is literally dredged bay bottom. D.P. Davis pumped it up from Hillsborough Bay in the 1920s and sold all 300 prepared lots on opening day in October 1924. Less than most homeowners assume. The city's own FAQ exempts paint, wallpaper, flooring, shelving, and cabinetwork, swap cabinet boxes in place and no permit is due. Permits trigger the moment scope touches plumbing, electrical, mechanical, or structure. Move the sink, add circuits for an induction range, or open a load-bearing wall, and each trade pulls its own permit.

Carrollwood and Town 'n' Country file with the county, not the city
Both are unincorporated Hillsborough County. Their permits go through the county's HillsGovHub portal and Development Services, not Tampa's Accela system. Filing with the wrong government is a common mistake, and it stalls a project before review even begins.
